April 2021 Meeting Highlights

Payment plans are available for those behind on dues. Don’t let a cycle of late fees and back dues create a bigger problem than it needs to be. If you reach out to the board we can help make things easier on you during this rough couple of years we’re all going through
Trim will be replaced on two buildings on Colonial. We’re trying to repair as many buildings as our budget allows each year and this year we can afford two. We replaced trim on two buildings last year as well.
Trim and post painting is planned for this summer. We’d like to and believe we can get trim painted on a much larger of number of buildings than we can replace trim on this year. This is a temporary measure that will give some protection to your trim until we are able to schedule a full replacement for units that need it. This includes posts which have a lot of wear but are not actually rotting in most cases.
You can direct the landscapers to avoid areas of your property by using our new ribbon and flag system. We have a limited number of these ribbons and flags so please email the board with a description of what you’d like the landscapers to leave alone on your property and we will drop off enough flags and ribbon to cover that area. Flags go in the ground and tell landscapers not to touch any plants in the ground in that area. Ribbons are tied to bushes and let the landscapers know you don’t want them to trim the bush
New roofs are close to approval. We’re told by our roofing consultants and contractors that we should expect new roofs for the entire subdivision by the end of the year. We cannot promise any specific dates right now but we are close to being able to finally begin work on this project after almost three years. To be clear, the new roofs will come at no additional cost to owners and are paid for by our monthly dues. The board made a commitment to avoiding any special assessment for this project and we have been able to stick to that commitment. It’s important to remember that we were all facing a potential $7,000+ assessment proposed in late 2019 and the current board is making sure no one is saddled with that burden.
Renting is not allowed and all current units being rented out have until either the cutoff date or date the current lease expires to either sell, maintain, or occupy your unit. The cutoff date was mailed to landlords last year
