Project Plans for 2023
After our last meeting we talked at length about plans for this year. Most things won’t change and may have sounded like not much is going on but here are some highlights of plans that we’d like to implement and some we definitely will be implementing during the course of the year, mostly during the warm months.
Trim and Painting
We are confirmed to do another round of paint and trim work this year. We’ve completed all of the buildings that were in need of trim repair work and are now focusing on small touch ups. Any units that have fallen into disrepair in this regard since last year will get a full treatment but in general we’ll be selecting areas from the entire neighborhood this year (not just sections as in prior years).
This means we generally won’t be replacing any rotted trim because there shouldn’t be any but will if we see it. We’ll also be looking for spotty, cracking paint on trim and giving that a fresh coat. Because this is a smaller project we are not going over ever unit with a fine toothed comb. We’re just giving things a general sprucing up. Doing this yearly from now on will keep our maintenance costs down from this year forward so long as we keep to the yearly schedule.
Tree Trimming and Treatment
Our crew of arborists are like ninjas. They come out and are rarely noticed but we see the results. They’ve already cut trees along the main drive with the goal of training them to grow upwards instead of out and into someone’s window. They will apply treatments for invasive species and fungal infections as needed. The treatments they applied two years ago should be visible this year. Trees on the verge of death should now look much fuller and have more leaves than they had during the last two years. It generally takes up to two years for a tree to recover after being treated for invasive species damage.
Roofing
Roofing work continues. Our roofs are under warranty so long as you no not attach anything or otherwise make any repair to your roof outside of board approval. We are close to giving everyone a new roof and to be clear, the board president still does not have a new roof despite an active leak. The work is being done based on severity and budget. It doesn’t matter who you are, those criteria will not change. We hope we can finish the remaining roofs this year but it may take another 18 months or more. We simply have no way to estimate at this time so please be patient. All we can say for sure is that it will happen for free.
Asphalt
We won’t be doing driveways or asphalt in general but are looking at filling in some bothersome potholes. That’ll happen this summer. We hope to be able to do a full asphalt restoration after roofing work is finished.
Siding
We have been saving for new siding for those who need it but that cannot happen until the roofing project is complete. Applying siding before replacing a roof would damage the siding when the roofing project happens.
General maintenance
Landscaping is in its penultimate year before we need to renew or find another company to contract with. Use your pink ribbons and flags liberally. Use big signs and barriers to keep landscapers off areas you don’t want them to touch as they have been known to disregard their own flag system. We’ll update when we know what day of the week they choose as their landscaping day.
